When does the onboarding process start & how long does the onboarding process take once I sign with Oaks & Palm?

This timeframe tends to average around three (3) to four (4) weeks from the date you are ready to hand it over to Oaks & Palm, and after we have completed a thorough inventory of the rental unit.


Onboarding time is subject to the client’s completion of Oaks & Palm's basic guest-ready requirements, current short-term rental license status, and custom requests such as interior design, amenity upgrades, and maintenance that may be out of our control.

What does "ready to hand over the property to Oaks & Palm" mean?

The property should have all furnishings present, and all personal items removed or in a locked owners' closet. All guest-accessible closets, drawers, etc., should be cleaned out.

The home does not need to be cleaned since Oaks & Palm's cleaners will perform a deep clean of the home prior to listing.

Internet (and cable, if applicable) must be installed, set up and functioning properly, along with all other appliances and utilities (HVAC systems, air conditioning, furnace, water heater, etc).

If applicable, the lawn and exterior of the property must also be properly manicured for the current season. It must be in a presentable condition for professional photos and guest arrivals.

If my home has already been thoroughly cleaned, do I really need to have an initial clean?

Yes. Oaks & Palm requires our cleaners to do a deep cleaning of the home, during which the cleaners will touch almost every square inch of the unit. This helps to ensure the unit meets Oaks & Palm standards and enables us to hold the cleaners accountable for any cleaning issue a guest may have.

Do I need to create my own account or listing (on Airbnb, VRBO, etc)?

No. Oaks & Palm will ensure you have listings created to maximize revenue.

  • Once the listing is live, you will be sent the link for review.
  • Once the listing is approved, full integration with our channel management services will begin.
How does Oaks & Palm manage rates for my listing?

Oaks & Palm has various tools we use to set rates based on listing, online platform, and location.

We use industry data, custom algorithms, multiple 3rd party integrations and forecasting models to set pricing. We believe that the human element and data work side-by-side to boost revenue for owners.

Nightly rates can vary depending on seasonality and day of the week.

Can I stay at my property while Oaks & Palm is onboarding?

Unfortunately, no. Oaks & Palm makes many trips to the property during onboarding. These visits may include walkthroughs/inspections, cleaning, photography, maintenance, operational visits, etc. We also want to ensure that all owners begin generating revenue as soon as possible.

Can I stay at my property after you are done onboarding?

Yes. However, all "owner blocks" must be coordinated with Oaks & Palm to avoid double bookings.

Does Oaks & Palm provide consumable supplies for my home?

Yes. We supply standard items included in regular cleaning fees. These items include paper goods, personal hygiene products, dish and laundry soap, trash bags, etc.

There is no need for you to supply soaps, hand soap pumps, or shower dispensers.

Does Oaks & Palm provide lawn and pool cleaning services?

Unfortunately, no. If you are personally responsible for your lawn or pool, we recommend setting this service up with your preferred vendor so they understand the specific needs of your property. Oaks & Palm may be able to provide a vendor recommendation.

Do I need to purchase my own bed linens & towels?

While Oaks & Palm will supply everyday bed linens and towels for your guests, we recommend you purchase one extra set of bed linens per bed (fitted sheet, flat sheet, pillowcases). Extra bed linens will be stored in case they are needed.

You are also responsible for other basic bedding items including comforters, pillows, pillow protectors, mattress protectors, duvet cover and insert, throw pillows, throw blankets, etc.

Should I purchase my own household products?

Yes. Oaks & Palm has a list of required and recommended household products, and an inventory will be taken during onboarding. If any items need purchased or replaced, we are happy to assist with this process for an additional fee to cover the cost of the items in addition to expenses incurred by Oaks & Palm.

Can I use my own photographer for property photos?

Unfortunately, no. Oaks & Palm rarely works with outside photography and videography vendors. We use specific photographers in order to maximize listing performance.

Does Oaks & Palm manage pet-friendly properties?

We will manage pet-friendly properties provided they are allowed according to neighborhood or regime rules. However, due to extra wear & tear on your home, we typically advise against it. Service animals MUST be allowed due to federal guidelines.

Will Oaks & Palm obtain my local business license and short-term rental permit?

No. All property owners are required to obtain their business license and rental permit. While Oaks & Palm may be able to assist, providing these services on behalf of the owner is not considered part of the onboarding process and additional fees may be incurred.

Will my property have a minimum and/or maximum number of bookable nights?

Yes. A 3-night minimum is typically required for most Oaks & Palm rental properties. Minimum stays may vary by season and type of property, all in an effort to maximize revenue. We also recommend having a maximum stay of 30 nights for most properties.

What are Oaks & Palm's cleaning standards & practices?

Every space is professionally cleaned & disinfected after each guest. Additionally, we regularly inspect properties and maintain rigorous standards for upkeep & maintenance.

Should I provide high-end features or leave personally valuable items in my home?

Wear, tear, and breakage should be expected. Unfortunately, it’s a part of renting, and items will occasionally need replacing. We do not recommend leaving personally valuable items in the home.

What household items should NOT be purchased for my home?

The following items will be purchased or provided by Oaks & Palm. If your home already has one of these products, it may need to be replaced, depending upon quality and/or compatibility with our operational systems.

  • Electronic door locks
  • AppleTV unit
  • Towels (bath, hand, washcloths, kitchen)
  • Consumable supplies (Hand soaps, dish soap, paper towels, etc.)
Should I tell my neighbors I'm renting my property?

Yes. It’s much better to be transparent, and we highly recommend contacting your surrounding neighbors and providing them with our contact details. We will supply you with contact information to distribute.

Can I keep my alarm/security system in place?

We understand your need to keep your property safe and secure. However, we have found the logistics of arming & disarming the system remotely around guests can become quite cumbersome. Issues can arise when a guest arms the system by mistake, resulting in authorities being called to the property.

When will I be able to access the owner's portal?

This will be the last step in the onboarding process after the listing is live.
